2023 Real Estate Valuations
Real property valuations for 2023 are available and can be located using the Property Search page. Nebraska law requires Residential and Commercial valuations to be assessed at market value as of January 1, 2023, and Agricultural or Horticultural land receiving Special Valuation assessed at 75% of its agricultural market value.

Persons wishing to protest the current assessed value of a property can file from June 1 thru June 30.  Forms and information regarding the formal protest process are available on the County Clerk's website.

Homestead Exemptions

The Nebraska Homestead Exemption program is a property tax relief program that reduces all or a portion of taxes for qualifying homeowners in Nebraska who occupy a home, used as their primary residence, from January 1 through August 15.  Please visit our Homestead Exemption page for more information.

Special Valuation

To qualify for special valuation, the following requirements must be met:

  1. The land must be agricultural or horticultural as defined in Neb. Rev. Stat. § 77-1359; and
  2. The agricultural or horticultural land parcel must consist of five (5) or more acres.  

Special Value Application (Form 456) must be filed with the County Assessor on or before June 30 of the first year special valuation is being requested, or within 30 days after the mailing of a valuation notice by the county board of equalization if action was taken by the board pursuant to Neb. Rev. Stat. §§ 77-1504 and 77-1507.  A Form 456 must be filed for each separately-described tract of land.

About Us

The Assessor/Register of Deeds is an elected official who has general supervision over and the direction of the assessment of all property in Lancaster County for taxation purposes.

Real Property

The office is responsible for establishing equalized and accurate market values for all real property. The office has a staff of professional appraisers and support staff that are responsible for attaining that goal. We maintain a complete file of sale data on all types of property and each sale is reviewed before it is included in our sale database.

Personal Property

We are responsible for maintaining personal property accounts for all businesses and farmers who own depreciable tangible personal property.

Exemptions

Our office administers the Homestead Exemption program and reviews all exemption applications filed by religious, charitable, educational, and cemetery organizations.

GIS

We have an established Geographic Information System with improved cadastral mapping capabilities, which assists us in the process of establishing equalized market values.

Abstracts of Assessments

The office is required to prepare abstracts of assessment and certification of taxes levied for the Nebraska Department of Revenue. We also prepare the annual tax roll for the County Treasurer.

Register of Deeds

The Register of Deeds is responsible for receiving, recording, and preserving all land records, including the following: Assignments, Deeds, Deeds of Trust, Liens, Mortgages, Plats, Releases, UCC Filings, and Other instruments submitted for recording.

Levy/Taxes

The County Assessor/Register of Deeds Office does not levy, nor collect taxes. Once the taxing jurisdictions, such as school districts and local governments (County Board, city council, fire districts, etc.) set their budgets, the tax levies are set by the County Board of Commissioners. The County Treasurer is responsible for the collection of property taxes.
